NEW FOR 2009: PORTFOLIO REVIEW SERVICE

As you are no doubt aware, there have been massive changes in the Financial and Property markets over the last year or so. Therefore, if you have not looked deep into your portfolio and made the changes to suit, you could be missing out!
Any Portfolio, from stocks and shares to property, needs to be regularly reviewed and "tweaked" to achieve optimum performance. YOUR PROPERTY PORTFOLIO IS NO DIFFERENT.
Some very minor changes could make the difference between subsidising or positive monthly cash-flow.
To give you an example: 2 years ago (summer 2007) we saw that there were going to be some changes in the financial world spear-headed by the dramatic collapse of the sub-prime market Stateside. Knowing this, we structured our portfolio to change as many to Multi lets and as the financial products came to an end, moved them onto tracker mortgages. This has meant that our positive cash-flow has been increasing dramatically over the last 6 months and is likely to continue to do so throughout 2009.
All we did was review our portfolio then and to make the best of what was to come and the current circumstances.
YOU COULD BENEFIT NOW BY JUST BY FINE-TUNING YOUR PORTFOLIO.
Consider this:-
- Is your porfolio behaving badly?
- Do you have properties that are under-performing?
- Do you have properties that need a new and fresh marketing strategy put in place for them?
- Are you using Web 2.0 to maximise your portfolio?
- Have you got the best financial product for each property?
- Do you have a short, mid, and long term strategy in place?
- Do you have your properties under control in terms of property management software, systems in place etc?
- Are you working with the best lettings agents in your area?
- Have you negotiated the best possible commissions with letting agents?
- Is your portfolio diversified enough to spread and minimise your risk?
If you don't know the answer to these fundamental questions, you could be making some very bad decisions. Acting on emotion and reacting to all the doom and gloom in the media could be a serious mistake. Or maybe fear of the unknown and the future has paralysed you and you are not doing anything?
