News headlines:

• Bank of England holds base rate at 5% (7th August 2008)
• Energy Performance Certificates become mandatory for ALL rental properties on the 1st October 2008.  Cost will be between £85 to £100.00 per property and they will be valid for 10 years.  An interactive guide to EPC's is available on www.paragon-epcs.co.uk.
• Reseach indicates that the South East and prime coastal areas are the most robust and unlikely to suffer signficiant house price falls. 
• Some lenders (Abbey, Halifax, Nationwide, Woolich) are starting to cut fixed and tracker rates on low LTV mortgages.  This is because swap rates between banks have recently been reduced.  This is a small but positive sign!
• Southern Cyprus has been voted the "No. 1 investment destination in the world" by the readers of Jet To Let Magazine.
• June 2008 tourism figures for Southern Cyprus are up 8.8% from June 2007.
• The media reports a renaissance in the great British seaside holiday and this is proving to be a bumper year for U.K. holiday lets. 
• 20% of investors surveyed at The Property Investor Show want to purchase holiday homes in the U.K. to rent out to cash-strapped investors.  Properties on the south-east coast around Ramsgate, Margate, and Eastbourne, were the most favoured for holiday lets with high yields.
•  The National Housing Federation have predicted that property prices in England and Wales will rise by 25% by 2013.  This is because there is still a great demand for houses and the demand will be further prompted by the cutback of new houses on the market as house builders mothball and delay projects during the current housing uncertainty.

Today’s Top Tip:

When it comes to marketing your property for rent - whether it be a holiday let, multi-let, single occupancy, or student let - the most valuable tool in your marketing arsenal is quality photographs.  In the internet generation, people scour the internet for their prospective rentals during their lunch hour, so your photographs need to be of the highest standards.  Your property must also be presented at its best, and, if necessary "stage" it for the photographs.  Turn on all the lights, ensure it is clean and tidy, put the loo seat down, and capitalise on its key points.  We recommend having a unique selling point for your property to make it stand out from the crowd.  For example, if it's a holiday let, you could put a hot tub in the back garden!  If it's a standard buy to let, make sure the house is dressed with pictures, mirrors etc., otherwise it will not look like a "home".  Remember that a picture speaks a thousand words, so make sure your photographs do your property justice.  (If your house is on the market for a long time, it might be worth taking new photographs to refresh the particulars).  We have recently taken this to another level and have started doing video tours of our properties for rent posted on YouTube and then linked from sites like gumtree.com and spareroom.com.

As full-time property investors and Landlord’s ourselves, we have produced this site to support other investors in achieving financial freedom – safely and profitably.

4 Walls and A Ceiling is Vanessa Warwick and Nick Tadd.  We are a husband and wife double act!  We originally became involved in property in 2004 because we wanted to go sailing!  Our dream was to own our own yacht and sail around the world.  That dream is coming closer every day.  We now have a portfolio of U.K. and international investments in excess of £5 million with approx. £850,000 equity.  By December 2006, we had built up enough positive cash flow from the rent on our stock of properties to give up our day jobs (we were in the TV industry) and concentrate on property full time.  It is vital when investing in property to understand what your goal is and regularly review your progress.  WIthout a goal you have nothing to aim for and your portfolio will be misguided and muddled as a result.  We can help you construct an efficient portfolio that will help you achieve your goals.  For a free portfolio review, please email vanessa.warwick@4wallsandaceiling.com

Our investing philosopy - Cash flow is King!

All successful businesses run on cash-flow – it is most definitely the lifeblood of any property business.  Therefore, the underlying philosophy of this site is to assist you in purchasing property below market value, in a low/no money down format with positive cash-flow from the rent. We also aim to assist  you in running your business efficiently as we believe that time is more precious than money.  If you follow our strategies and advice your portfolio will be built on a solid foundation.  Indeed, it is our belief that only cash-flow investors will survive the current challenging market conditions here in the U.K., as they will be making money month on month from cash-flow from the rent, and not depending on capital growth.  In the U.K. in the current market conditions, capital growth (for equity release) should not be your primary focus.  If it is, you are adopting a high-risk and speculative strategy. 

We also firmly believe that on-going education, goal-setting, networking, and taking a mid-to long-term view are paramount to being a successful investor.  Our catch phrase is "You can never learn less".  You can never know it all.  We endeavour to learn something new every day and expand our thinking.  This is why networking is so important as you can learn from other people who are at a higher level than you, and raise your game as a result.
